Verification is a comparison exercise. The documents in your hand are checked against the registered record, the revenue record, and the physical property itself.
The power of attorney problem
A substantial share of fraudulent transactions in and around Chennai runs through powers of attorney: forged outright, revoked but still being used, or genuine but far narrower than the sale being executed under it.
We verify the instrument itself, confirm whether a revocation has been registered, and where the principal is abroad, check that execution and attestation followed the requirements for documents executed outside India. If the principal cannot be contacted, that alone is a reason to pause.
When verification is worth doing on its own
Buyers usually take a full legal opinion, which includes verification. A standalone verification makes sense in narrower situations: before paying an advance, when lending against property, when accepting property as security, or when an owner abroad wants to confirm nothing has been registered against their land.
For owners of vacant plots, a periodic verification together with a fresh encumbrance certificate is the cheapest early warning system against land grabbing.
